Construction Manager/General Contractor (CM/GC) is an innovative project delivery method used to accelerate the completion of projects. Under the CM/GC process, project sponsors hire a contractor to provide feedback on the design and constructability during the design phase prior to the start of construction.
The CM/GC has two distinct contract phases. During the design phase, the contractor works with the designer and the project owner to identify risks, develop costs projections and refine the project schedule. Once the design phase is complete, the contractor and project owner negotiate on the price for the construction contract. If all parties are in agreement with cost, the construction phase is initiated and construction begins.
